What is a compliance schedule?

A compliance schedule is a legal document that identifies the specified systems installed in a building and sets out the inspection, maintenance, and reporting procedures required to comply with the Building Act 2004.

The annual BWOF declaration relies on that schedule being accurate. If systems are added, removed, upgraded, or used differently, the schedule may need to be reviewed and updated.

When updates may be needed

Updates are commonly required after building work, system replacements, fire-safety upgrades, tenancy changes, or Council review. An update can also be needed when inspection procedures no longer match the actual systems installed on site.

Schedule updates may involve reviewing consent documents, inspection reports, system descriptions, maintenance records, IQP recommendations, and Council correspondence. The goal is to make the listed systems and procedures match the building as it now operates.

Once a compliance schedule is amended, owners should update their inspection calendar, contractor instructions, record-keeping process, and BWOF renewal checklist so the next annual declaration is based on the current requirements.

Compliance schedule amendments are commonly required after Auckland Council audits, building alterations, system upgrades, or when errors, omissions, or outdated information are found. Where building work has been completed without the required building consent or supporting documentation, a Certificate of Acceptance may also be needed to demonstrate compliance with the Building Code.
